How often do you recommend I sealcoat my driveway?

What is the purpose of sealcoating?
The purpose of sealcoating is to extend the life of your driveway.
Does sealcoating fill cracks?
No, sealcoat is for the surface of the asphalt. Cracks need to be filled with a rubberized tar to reduce water filtration and to reinforce the adjacent pavement.
Why is crackfilling important?
Crackfilling keeps water from getting under your asphalt to the sub base of your driveway and creating cracks from underneath. Crack filler is pliable and stretches with the sealcoat as it moves. Cold climates in particular need crackfilling because water turns to ice and expands, then in return creating even more damage.
What causes damage to my driveway?
Elements such as water, snow, oil, and UV rays cause unavoidable damage to your driveway. You should also never powerwash your driveway. The pressure will blow the sand, one of the binding elements, right out of your asphalt.
